The spring market is typically the best time to list your home, and with all the good news about real estate in 2013, now is the time to prepare your house to sell!

For our third post in this series, let’s look at making the most of the space you have. There are many ways to make a small room appear larger, and also to make a very large room not appear too empty. A wise use of space is important when showing your home.

Create More Floor Space

Bulky furniture can make even well-portioned rooms look smaller because our eyes look for floor space to determine how large a room feels. Pedestal-style furnishings help open up your floors— for example, a pedestal sink in a tiny bathroom will help it appear less cramped. Furnishings with legs (beds, coffee tables, nightstands, etc.) also help add to the appearance of more floor space. And, like we mentioned in our last post, clearing away the clutter is a must, especially if you’re concerned with making your home appear larger. No matter what your home’s style, less is more!

Make a Huge Room Cozy

On the other hand, if your home is blessed with a large living room or especially high ceilings, there are ways to strike a balance between the largess of the room and the coziness of your space. A grand painting shows the usability of a large wall. A large rug adds depth to abundant floor space. Instead of leaving a large blank area in the middle of a room, create “conversation spaces” by arranging seating and tables in such a way as to make several “mini-rooms” within a large space. That logic goes the same for if you have a large loft-style apartment, as it gives the eyes several areas of cohesive focus rather than one large room that is just too big for the eyes to take in.

Make Use of Odd Spaces and Extra Rooms

If you have any little nooks or alcoves in your home (under the stairway, for example) make use of that space by adding a little mini-work station, or add shelvings for a small library. This adds a unique touch to your home that makes for another selling point! Also, don’t leave extra rooms empty. Whether you have to rent or borrow furniture from a friend, give your spare room a purpose by setting it up as a guest bedroom, home office, kid’s room, or game room— whatever you think will be most attractive to your potential buyers.

Open Your Closets

If you’re like me, your closets have doors for a good reason! But open house visitors will want to take a peek inside your closets and storage areas, so maximizing this space is super important. To make closets appear more spacious, you want to have about one quarter of your space unused and open to things don’t look crammed in there. Get everything neat and organized, conceal junk by sorting it in coordinating bins and containers, and go ahead and pack and store the extra stuff you don’t know what to do with (holiday decor, childhood memorabilia, etc.)
